Are homeowners asking more questions before starting roofing projects?

Has anyone else noticed homeowners wanting more details before starting a roofing project?

I’ve had more customers asking about the full process, from material selection to project timelines and what happens if unexpected issues are found during tear-off.

After reading more about how contractors can improve customer communication, I found this guide helpful:

https://www.gaf.com/en-us/blog/your-home/how-to-prepare-for-a-roof-replacement

A lot of homeowners seem to expect the original estimate to cover everything, but they don’t always understand how things like damaged decking, ventilation problems, or hidden issues can affect the final cost.

For those of you who handle roof replacements regularly, what methods are you using to explain these situations before work begins?

Do you rely on photos, inspection reports, or a specific checklist to keep customers informed?
